We diagnose the actual water source before we quote anything — no guessing, no upsell, just a plan sized to your basement.
We've seen enough Franklin, IN basements to know that a wet spot in one corner rarely tells the whole story. Before we recommend drain tile or a sump upgrade, we trace the water back to where it's actually entering, not just where you noticed it.
Every technician carries full state licensing and liability coverage before they ever step into your basement.
Our Franklin, IN crews are staffed locally, so a wet basement call doesn't sit in a national queue for a week.
No hourly billing and no change orders once your basement floor is already open.
Thermal imaging helps us confirm whether a stain is active moisture or an old, already-fixed leak.
We scope every Basement Waterproofing job in person before quoting it, since two properties with the same symptom rarely need the same fix.
The core fix for most Franklin, IN basements: a perimeter drain cut into the slab edge, tied to a sump basin, that intercepts water before it reaches the floor.
Battery backup is available for any sump system, so a power outage during a storm doesn't undo the whole fix.
Vertical wall cracks get epoxy or polyurethane injection depending on whether they're still actively weeping.
We install membrane on masonry walls before any insulation or framing goes up, so moisture never gets a chance to reach finished materials.
Poor window well drainage is one of the most overlooked Franklin, IN basement leak sources, and it's often the cheapest fix on the list.
You describe what you're seeing — a wet spot, a musty smell, standing water — and we get a rough read on urgency before dispatching anyone.
A technician walks the basement with a moisture meter, checking walls, floor, and cove joints to trace the water back to its actual source.
We explain the reasoning behind the recommended system so you know exactly what you're paying for and why.
Most residential basement jobs finish in one to three days, and we test the sump pump under load before we leave.
"We'd patched a basement crack twice ourselves before calling. The interior drain tile system actually fixed it instead of just hiding it again."
— Franklin Homeowner
"Sump basin was undersized from the last owner's DIY job. They resized it and we haven't had a drop since."

"Appreciated that the estimate matched the final invoice exactly — no surprise add-ons once the floor was already open."

Every Franklin, IN quote is itemized in writing so you can see exactly what drives the total.
Yes — interior drain tile requires cutting a channel along the slab edge, which we patch with concrete once the system is installed.
Larger basements or those needing extensive crack repair can take a bit longer — we'll give you a realistic timeline in the written quote.
If the crack is actively weeping or part of a larger drainage issue, we'll recommend a full system instead of a spot fix.
Coverage depends on your policy and the cause of the water intrusion — we can document conditions for a claim, but approval is up to your insurer.
Warranty terms are often transferable if you sell the property later.
If your Franklin address falls just outside our standard coverage zone, call anyway — we often still make the trip for basement emergencies.
